To do this, we coordinate the efforts of the design team and assemble a complete uniform submission package. We create submissions that maintain flexibility for future refinement of the project, while moving quickly and efficiently through the approval process.
Builder and parcel sales packages are useful tools to bring new teams of builders and developers up to speed with your community vision and the role they will play. We include not only detailed constraint graphics, but also descriptions of each constraint and how it needs to be handled. The packages provide preliminary design concepts, including assumptions about density, massing, layout, schedule and pro forma, to communicate graphically how the vision can be fulfilled. These packages and layouts are often used to begin a design competition or to get builders and developers interested in a particular site.
Trained in both development and planning, we know that the pro forma and its associated schedule are as important to a project as the physical design. When there are definitive choices, as is often the case, we can help ensure that sound business decisions are made by providing a better understanding of the effects various choices will have on the pro forma and project schedule. We begin with conceptual schedule and pro forma, and then work with project managers to add detail as we refine the design concepts, the plans, pro forma and schedule to mature together.
Design review is an excellent way to assist others in doing their part to complete the vision for a community. For this you must assemble a talented group of individuals (the board), to guard this vision and create design guidelines. A team is also needed to handle the administrative work, act as a liaison between the board and the homeowners and provide thorough, preliminary reviews of formal submissions. Espiritu Loci performs these tasks as an objective third party, constantly working to streamline the process. Our team works to get rules in line with the community vision. We propose amendments to the guidelines to make them more effective and clear, therefore saving costs and improving relationships with builders by formalizing the opinion of the design review board.
