Just east of the Agua Fria River and south of the Lake Pleasant recreation area is Agua Fria 426, a former BLM parcel in what is now rapidly-developing North Peoria. With dramatic views and various obstacles such as a utility corridor and canal bisecting the site the developer asked Espiritu Loci to create a plan that contained everything from an urban core to custom hill side home lots. The intersection of two major streets created a prime spot for the urban core that anchors adjacent residential neighborhoods. Residential to the east of the core sits on terraces climbing to the east, each overlooking the activity of the core. The neighborhood also takes advantage of the views created by a scenic wash that bisects the eastern portion of the property. Power lines and a utility corridor bisect the site and provide a perfect place for recreational field amenities next to the core. A resort located to the northwest is sited to take advantage of the layered mountain vistas to the west. The resort sits high on the site, with custom residential communities and private enclaves stepping down to the Agua Fria River. |
